General Terms and Conditions – Guests
1. General
Sun & Sea Holidays acts as a rental coordinator and intermediary between the guest and the owner of the accommodation. The rental agreement is concluded directly between the guest and the owner.
By making a reservation, you agree to these general terms and conditions.
2. Rental Period
The rental period is stated in the booking confirmation.
The accommodation may be occupied from the check-in time on the day of arrival and must be vacated no later than the check-out time on the day of departure.
Keys or access information will only be provided after full payment of the rental amount.
3. Guests
3.1 Age
The main booker must be at least 21 years old. Groups of four or more persons under the age of 21 must be reported in advance. Failure to do so may result in refusal of access without refund.
3.2 Number of Guests
The maximum number of guests is stated in the booking confirmation.
Children aged 2–12 count as guests. Infants up to 2 years do not count.
If the maximum number is exceeded, additional persons may be asked to leave or the rental agreement may be terminated without refund.
4. Reservations and Payments
A reservation becomes final after payment of a 20% deposit of the total rental amount.
After payment, the reserved period will be removed from availability and will no longer be offered to other guests.
The remaining 80% of the rental amount must be paid no later than 30 days prior to arrival. An invoice will be sent automatically.
If the remaining payment is not received on time, Sun & Sea Holidays reserves the right to cancel the reservation. In such cases, the cancellation conditions remain applicable.
Any changes to the duration of the stay, including shortening an already confirmed rental period, are considered a (partial) cancellation.
All prices are stated in euros and include VAT. Tourist tax and optional services may be listed separately and, where applicable, must be paid on site.
5. Cancellations
Cancellations must always be submitted in writing.
Shortening a confirmed rental period is considered a (partial) cancellation.
For the cancelled part of the stay, the following cancellation conditions apply, regardless of the reason for the change:
- Up to 30 days before arrival: free of charge
- From 30 days to 7 days before arrival: 50% of the rental amount
- Within 7 days before arrival or no-show: 100% of the rental amount
The cancellation conditions apply to all reservations, including long stays or special arrangements, unless explicitly agreed otherwise in writing.
If the cancelled period can be (partially) re-rented, cancellation fees will only be charged for the period that could not be re-rented.
6. Travel Insurance
We strongly recommend taking out appropriate travel and cancellation insurance. Sun & Sea Holidays and the accommodation manager are not liable for costs arising from cancellations outside the above conditions.
7. Stay and Use of the Accommodation
It is not permitted to place tents, caravans or similar structures on the property.
Pets are only allowed if agreed in writing in advance.
No guarantee can be given that the accommodation is completely free of allergens.
Noise nuisance caused by external factors cannot be excluded.
If a swimming pool is available, instructions must be strictly followed. Children under 16 may only use the pool under supervision.
8. Reporting Problems
Any issues must be reported within 24 hours after arrival using the contact details provided in the booking confirmation.
The manager will make every effort to resolve the issue as quickly as possible. Sun & Sea Holidays may mediate if necessary.
9. Final Cleaning
If final cleaning is included, the accommodation must be left broom-clean (trash removed, dishes done, refrigerator emptied).
If final cleaning is optional and not booked, the accommodation must be left fully clean and tidy in accordance with the provided instructions.
10. Damage and Damage Fund
You must use the accommodation with due care and leave it in the same condition as upon arrival.
Sun & Sea Holidays does not charge a security deposit. Instead, bookings made via our website include a €25 contribution to the damage fund.
The damage fund covers damage up to a maximum of €250 per booking.
Damage exceeding this amount will be charged directly to the guest.
Damage caused by intent, gross negligence or legal liability is excluded from the damage fund.
11. Communication and Conduct
You are required to communicate respectfully with the manager and all involved parties.
Inappropriate behaviour or misuse of communication may result in termination of the rental agreement without refund.
12. Reviews
After your stay, you may be invited to leave a review. Your feedback helps us and future guests.
13. Force Majeure
In the event of force majeure, such as natural disasters, war, pandemics or government measures, both parties may cancel the rental agreement without liability for damages.
14. Privacy
Personal data is processed in accordance with the Sun & Sea Holidays privacy policy as published on the website.
15. Applicable Law
This agreement is governed by Dutch law.
Any disputes shall be submitted to the competent court in the Netherlands.
