Commission per booking when renting out your holiday home
Applies to direct bookings via the Sun & Sea Holidays website
Hassle-free listing
- 10% commission, paid by the guest
- The owner receives the full base rental price
- No deductions are made from the owner’s payout for direct bookings
Full-service letting

20% total commission, divided as follows:
- 10% paid by the guest
- 10% charged to the owner
How does the 10% markup on our website price work?
For direct bookings made through our own website, we apply a 10% increase to the rental price.
- This markup is paid exclusively by the guest
- The owner always receives the agreed rental price
- For owners using Carefree Advertising, the following applies:
no commission on direct bookings

Costs on external rental platforms (such as Booking.com and Airbnb)
External rental platforms apply their own commissions and cost structures.
These vary per platform and are determined and applied by the respective rental portal.
How this works in practice:
- Each rental platform determines its own commission rates and possible service fees
- These costs are processed by the platform in the selling price and/or payout
- Sun & Sea Holidays has no influence on the level or calculation of these platform fees
- Many platforms use dynamic pricing, where prices are adjusted based on market conditions, occupancy and comparable supply
- As a result, the guest price may vary per platform and per moment
- Owners do not pay these platform fees directly
- The net return for the owner may therefore differ from direct bookings
- In return, external platforms provide additional reach and visibility
- For some platforms, Sun & Sea Holidays applies an adjusted commission for the owner
Depending on market conditions, occupancy and the pricing policy of the rental platform, both the selling price and the final income for the owner may differ per channel.

Hassle-free listing
- The guest pays the base rental price, increased by a 10% surcharge
- This 10% surcharge is paid entirely by the guest
- The owner receives the full base rental price
- The payout to the owner is therefore 100% of the base rental price
Full-service letting
- The guest pays the base rental price, increased by a 10% surcharge
- This 10% surcharge is paid entirely by the guest
- A 10% commission is charged on the base rental price
- The payout to the owner is therefore 90% of the base rental price
Bookings via external rental platforms (OTAs)
- External rental platforms apply their own commissions and service fees
- These costs are processed by the platform into the sales price, based on the base rental price
- Many platforms subsequently apply dynamic pricing, aligning prices with market conditions, occupancy and comparable accommodations
- As a result, the guest price may vary per platform and per moment
- The final income for the owner may differ from the agreed base rental price
- Owners do not pay these platform costs directly
- The net return for the owner may therefore differ from direct bookings
- In return, external rental platforms provide additional reach and increased visibility
Fixed subscription fee
For both Hassle-free listing and Full-service letting, the same fixed subscription fee applies.
- €29.95 per month per accommodation
- This fee is separate from commissions per booking
The fixed subscription fee includes, among other things:
- Professional advertisement setup and presentation
- Publication on the Sun & Sea Holidays website and connected rental platforms
- Ongoing maintenance and updates of the listing
- Availability synchronisation
- Access to the owner portal
- Support with reservations and pricing strategy
- The ability to promote your accommodation yourself via a personal promotion link, without commission

For owners who manage cleaning and key handling themselves, but want to present their accommodation professionally and achieve maximum visibility.
Full-service letting
For owners who want complete peace of mind and prefer to outsource the full management of their accommodation.
