Rental Terms and Conditions
Rental Period
The rental period is stated in your booking confirmation. You may occupy the accommodation from the indicated check-in time on the first day and must vacate it before the check-out time on the last day. Keys will only be handed over once the full rental amount has been paid and upon presentation of valid identification.
Guests
2.1 Age of Guests
The main booker must be at least 21 years old. Youth groups of four or more persons under the age of 21 must report this in advance. Failure to do so may result in refusal of access to the accommodation without refund.
2.2 Number of Guests
The maximum number of guests allowed is stated in the booking confirmation. Children aged 2–12 count toward this maximum; babies under 2 years do not. If the number of guests is exceeded, the property manager may request additional persons to leave or terminate the rental agreement without refund.
Reservations and Payments
A reservation only becomes final once the first payment has been received. After making a booking, you will receive an email with an invoice for 50% of the total rental amount. This deposit must be paid within 48 hours.
If the deposit is not received within this period, the reservation will automatically expire without any further obligations. The accommodation will then be made immediately available again for new bookings.
The remaining 50% (final payment) must be paid no later than 30 days before arrival. You will receive an automatic invoice for this amount.
If the final payment is not made on time, Sun & Sea Holidays reserves the right to cancel the reservation. In this case, the cancellation policy applies in full, and you will remain liable for the applicable cancellation fees. After cancellation, the accommodation will be released immediately for new bookings.
For outstanding final payments, the statutory reminder process (according to the Dutch Debt Collection Costs Act) applies. This includes a first reminder with a 14-day payment term, followed by a notice and a final demand. These steps do not affect the cancellation of the reservation itself.
All prices are in euros and include VAT. Tourist taxes and optional services may be listed separately and, where applicable, must be paid on site.
Cancellations
You can cancel free of charge up to 30 days before arrival.
For cancellations from 30 to 7 days before arrival, 50% of the rental amount is charged.
For cancellations within 7 days before arrival, 100% of the rental amount is charged. The cancellation policy applies to every booking.
If Sun & Sea Holidays or the property manager must cancel the booking, you will of course receive a full refund of all amounts paid.
Travel Insurance
We strongly recommend taking out suitable travel and cancellation insurance. Such insurance may protect you against unforeseen circumstances such as illness, accident, or family matters requiring you to cancel your trip. Sun & Sea Holidays and the property manager are not liable for any costs arising from cancellations outside the conditions stated above.
During Your Stay
It is not permitted to place tents, caravans, or similar structures on the premises. Pets are only allowed if agreed upon in advance and in writing. The accommodation cannot be guaranteed to be completely free of allergens.
No guarantees can be given against noise from external sources such as construction work or traffic.
If a swimming pool is present, please follow the usage instructions. Children under 16 may only use the pool under adult supervision.
Reporting Problems
If you encounter any issues upon arrival, you must report them within 24 hours using the contact information provided in your booking confirmation. The property manager will make every effort to resolve the problem as soon as possible. Sun & Sea Holidays may mediate if necessary.
Final Cleaning
If final cleaning is included or prepaid, you must leave the accommodation tidy: remove waste, do the dishes, and empty the refrigerator.
If final cleaning is optional, you may discuss this with the property manager at check-in.
If you are responsible for the final cleaning yourself, you must leave the accommodation clean and orderly according to the provided instructions.
Damage and Damage Fund
You must use the accommodation with care and leave it in the same condition as upon arrival. You are liable for any damage caused during your stay.
Instead of a deposit, Sun & Sea Holidays applies a damage fund. For each booking via our website, you pay a contribution starting from €25. The damage fund covers damage per incident up to a maximum of €250 per booking.
Damage above €250 may be claimed directly from you by the owner.
The damage fund does not replace your legal liability; deliberate or serious damage remains fully your responsibility.
Communication
You are expected to communicate respectfully with the property manager and all parties involved. Abuse or inappropriate communication may result in termination of the rental agreement without refund.
Reviews
After your stay, you may be invited to leave a review. Your feedback helps us and future guests.
Sun & Sea Holidays as Intermediary
Sun & Sea Holidays acts as rental coordinator and intermediary between you and the owner of the accommodation. The rental agreement is concluded directly between you and the owner.
Force Majeure
In the event of force majeure, such as natural disasters, war, pandemics, government restrictions, or other unforeseen circumstances, both parties may cancel the rental agreement without liability for compensation.
Processing of Personal Data
Your personal data will be processed in accordance with our privacy policy, as published on our website.
Miscellaneous
In case of discrepancies between these terms and any other information on our website, these terms shall prevail.
Applicable Law
Dutch law applies to this agreement. Any disputes shall be submitted to the competent court in the Netherlands.
