Acceptance Policy

1. Purpose and scope

This acceptance policy describes the minimum requirements that accommodations must meet in order to be included in the Sun&Sea Holidays offering. The policy applies to all owners who wish to rent out their accommodation through Sun&Sea Holidays.

Sun&Sea Holidays only accepts vacation homes located in the Netherlands, Belgium, and Germany. Applications for accommodations outside these countries will not be considered.

2. Facilities and basic conditions

The accommodation must comply with the Facilities List as published on our website.

This list contains minimum requirements in terms of safety, comfort, hygiene, kitchen inventory, sanitary facilities, outdoor space, children's facilities, and extras.

Sun&Sea Holidays reserves the right to periodically amend or expand the list.

3. Safety and legislation and regulations

The accommodation must comply with all applicable legal obligations, including building and fire safety regulations.

The owner must ensure that the necessary permits and insurance are in place.

4. Condition and maintenance of the accommodation

The accommodation must be clean, well maintained, and immediately rentable.

In the event of defects or overdue maintenance, Sun&Sea Holidays may suspend or terminate the collaboration.

5. Inspection and verification

Sun&Sea Holidays may carry out an inspection before or during the collaboration to assess whether the accommodation complies with the list of facilities and this policy.

The owner shall provide supporting documents, such as proof of ownership and identification, upon request.

6. Refusal or re-evaluation

Sun & Sea Holidays strives to offer a consistent and high-quality selection of accommodations.
To safeguard this quality, we reserve the right to refuse accommodations or to re-evaluate them if they no longer meet the acceptance policy.

When does this apply?

A refusal or re-evaluation may take place when:

  • the accommodation does not meet the applicable amenities list or this acceptance policy at the time of registration;
  • during the cooperation it becomes apparent that the accommodation structurally deviates from the agreed quality, condition or safety standards;
  • required documentation (such as proof of ownership or identification) is not provided or is incomplete;
  • legal requirements, permits or insurance policies are missing or no longer valid.

Consequences of re-evaluation

In such cases, Sun & Sea Holidays may decide to:

  • temporarily not include the accommodation in the offer or to take it offline;
  • set additional conditions before the accommodation is offered again;
  • reconsider the cooperation.

Any ongoing reservations will always be handled with due care, in accordance with the applicable general terms and conditions and, where possible, in consultation.
