Damage Fund Conditions – Owners
The damage fund of Sun & Sea Holidays provides owners with additional protection against minor damages that may occur during a stay. It does not replace building or contents insurance but serves as supplementary coverage for light, incidental damage.
1. Mandatory insurance
Each owner is required to have valid building and contents/inventory insurance in place.
The damage fund supplements this insurance for minor, unforeseen damages between €25 and €250 per stay.
2. Purpose and operation
The damage fund covers unintentional damage caused by guests during their stay.
Damage resulting from intentional actions, gross negligence or reckless behaviour by guests is excluded from coverage.
- Coverage applies per stay, not per incident.
- Sun & Sea compensates damage above €25 and up to €250 directly to the owner.
- Damage below €25 or above €250 remains the responsibility of the owner or their insurer.
3. Conditions for coverage
Compensation applies provided that:
- The damage occurred during a guest’s stay.
- The damage is reported within 48 hours after check-out via the damage form or by email.
- The owner provides supporting evidence (photos, invoices).
- The damage was not caused by wear and tear, deferred maintenance or improper use.
- The damage qualifies as light, incidental damage.
4. Exclusions
Not covered are:
- damage below €25
- damage above €250
- severe pollution or additional cleaning costs
- damage caused by smoking or pets
- damage resulting from violation of house rules
- intentional damage or reckless behaviour
- damage caused by storm, lightning, force majeure or natural events
- damage caused by normal use (wear and tear)
- damage to vehicles or personal belongings of guests
- loss or theft of inventory
- damage covered by the owner’s own insurance
5. Payout
- Sun & Sea pays compensation for damage between €25 and €250 per stay to the owner.
- Payment is made within 30 days after receipt of all required documents.
- Sun & Sea reserves the right to reject claims if the conditions are not met.
6. Other provisions
- Sun & Sea may amend the damage fund conditions annually.
- The damage fund is included in the mandatory costs paid by guests.
- The damage fund applies exclusively to accommodations rented via Sun & Sea.
